Custom Web Applications for Complex Problems

I build custom web applications that turn messy data into useful tools. Property management platforms, municipal data tools, internal dashboards, and more. 25+ years of experience building things that actually work for the people using them.

What I Build

Property Management Tools

Custom platforms for managing properties, tenants, maintenance requests, and financial reporting. Built around your actual workflow, not someone else's idea of it.

Municipal Data Tools

Public facing applications that make government data accessible and searchable. Tax records, permits, zoning information, and more.

Title Company Workflows

Streamlined tools for title searches, document management, and closing coordination. Replace the spreadsheets and email chains with something purpose built.

Internal Dashboards

Real time dashboards that pull from your existing data sources and give your team the numbers they need without digging through reports.

Real Estate Search Platforms

Custom property search tools with filtering, mapping, and detailed listing pages. Built for your specific market and data sources.

Lead Tracking Systems

Purpose built lead management tools that fit your sales process. Track contacts, follow ups, and conversions without paying for features you don't use.

Case Study: MyDETax

I built MyDETax to make Delaware property tax data accessible to everyone. It started as a side project and turned into a tool that thousands of people use every month. The City of Wilmington now links to it from wilmingtonde.gov.

Who This Is For

Municipal Governments

Make public data accessible to citizens. I build tools that turn complex datasets into searchable, user friendly applications.

Property Management Firms

Replace disconnected spreadsheets and manual processes with integrated tools built around how your team actually works.

Title Companies

Streamline document workflows, title searches, and closing processes with custom applications that save hours per transaction.

Real Estate Adjacent Businesses

Appraisers, inspectors, brokerages, and other firms that deal with property data and need better tools to manage it.

Organizations with Complex Data Needs

If you have data that needs to be structured, searched, visualized, or acted on, and off the shelf software doesn't cut it, let's talk.

Pricing

Projects typically start at $5,000 and scale based on complexity, data integrations, and scope. Most custom application projects fall in the $5,000 to $15,000+ range.

Every project starts with a conversation about what you need. From there, you get a fixed price proposal with a clear scope and timeline. No hourly billing, no surprise invoices.

Web Application FAQ

How do you handle data integration?

It depends on the source. I work with APIs, databases, spreadsheets, CSV files, and public data feeds. If your data lives somewhere accessible, I can build around it. If it needs cleaning or restructuring first, I handle that too.

What's the ongoing support model?

After launch, I offer a support period to catch any issues and make adjustments. Beyond that, I offer flexible maintenance agreements based on what you actually need. No long contracts. If your application needs regular data updates or monitoring, we'll set that up as part of the project.

How do you approach security?

Security is built into the architecture from the start. That includes input validation, authentication where needed, encrypted data storage, and role based access controls. I also follow OWASP best practices and keep dependencies up to date.

How long do complex builds take?

Most custom application projects take 4 to 8 weeks from kickoff to launch. Larger projects with multiple data integrations or complex workflows can take longer. I'll give you a realistic timeline in your proposal before any work starts.

How does this differ from a standard website project?

A standard website presents information. A web application does something. It connects to data, runs calculations, manages workflows, or gives users tools they interact with. The build process is more involved, which is why these projects start at a higher price point.

Do I need to provide the data?

Not necessarily. For projects like MyDETax, I sourced and structured the data myself from public records. If you have existing data, great. If not, I can help figure out where to get it and how to structure it for your application.

Let's Build Something Useful

If you have a data problem or a workflow that's held together with spreadsheets and workarounds, I can probably help. Tell me what you're dealing with and I'll let you know if I'm a good fit.
